They choose on whether the crew can get through prequalification, show up with the right paperwork, and work to the site rules without creating a problem for the constructor. That is the part of this job most cleaning companies do not talk about, so here is exactly how we handle it.

The three cleans, and why the scope should be agreed up front

Construction cleaning is not one visit. Pricing disputes on projects almost always trace back to a scope that was never split properly, so we quote the phases separately and you can take all three or any one of them:

• Rough clean — after framing and drywall, before finishes. Gross debris removal, sweeping and clearing so finishing trades can work safely and inspections can proceed.
• Final clean — once the trades are off the floor. HEPA vacuuming of every surface top-down, protective film and label removal, glass and frames, fixtures and cabinet interiors, and floors brought to handover standard.
• Touch-up — the short pass immediately before client walkthrough or occupancy, dealing with the dust and marks that reappear after deficiency and punch-list work.

On larger projects we sequence around your trade schedule rather than waiting for the whole site — clearing released floors or units while work continues elsewhere, then returning as areas come free. On a compressed handover we scale the crew, not the deadline.

WSIB clearance and insurance, supplied with the quote

WSIB coverage is mandatory for construction work in Ontario, and the document your project team actually needs is a WSIB clearance certificate confirming our account is in good standing so the contractor is not exposed to our premiums. We include a current clearance certificate and our certificate of insurance with every construction quote instead of making you chase them after award. If you prequalify subcontractors through a portal, send the link and we will load the documents in directly.

Where a cleaning contractor sits under the OHSA

Work on an active construction project in Ontario falls under the Occupational Health and Safety Act and O. Reg. 213/91 (Construction Projects). The distinction that matters on site: the constructoris the party that undertakes the project for the owner — normally the general contractor — and carries overall responsibility for the project. A cleaning contractor working on that project is an employerunder the Act, with duties to its own workers and an obligation to work under the constructor's direction. Our crews arrive with the required PPE, complete your site-specific orientation, sign in through your protocol, and respect access, lockout and exclusion zones. Dust, silica and overspray — done properly

Dry sweeping a construction floor makes things worse: it re-suspends settled fines that then resettle for days and become a respiratory hazard for everyone still working. Respirable crystalline silica from cut concrete, masonry and tile is the serious exposure on most GTA sites. We work top-down so ceilings, ledges, ducts and frames are done before floors, use HEPA-filtered vacuums and wet methods instead of dry sweeping, and match solvents to the substrate when removing paint overspray, drywall compound, adhesive and sticker residue — so you are not trading a dust problem for a damaged finish two days before handover.
